The water table sits exceptionally close to the surface across most of South Florida. In large portions of Miami-Dade, Broward, and Palm Beach counties, it is within a few feet of grade. That means below-grade building components are not occasionally in contact with groundwater. They are in continuous contact with it, under continuous hydrostatic pressure, in soil conditions that are highly conductive to moisture transmission. A system that would perform adequately in a drier market can fail in South Florida simply because the loading it faces here is categorically different. We have seen it happen on buildings where the original waterproofing was not bad work — it just was not the right work for these conditions.
The salt air is the other variable that changes everything for coastal properties. Airborne chlorides deposit on and into concrete continuously within several miles of the coastline — which in South Florida covers an enormous percentage of the entire commercial building stock. Once chloride ions reach the reinforcing steel embedded in concrete, the corrosion cycle begins. Corroding steel expands as it oxidizes, fracturing the concrete cover above it, creating pathways for more moisture and more chlorides, driving a deterioration cycle that does not reverse itself without real intervention. In an inland environment this unfolds over decades. In a coastal South Florida environment it moves faster — fast enough that buildings from the 1970s and 1980s are already showing structural consequences from chloride exposure that was not properly managed when they were built.

Elastomeric membranes and protective topcoats that are not specifically formulated for this level of solar exposure degrade ahead of their rated service life. They lose flexibility before they should, lose adhesion before they should, and stop performing as waterproofing systems before their warranty period suggests they will. Below-Grade — Where Most People Do Not Look Until It Is Too Late

The detail work is where most balcony waterproofing failures begin. Not in the field of the membrane but at the edges, the drains, the transitions where the membrane meets a vertical surface or a penetration.
